Case study
Middleton Road

For James Clarke Property's Middleton Road development, nine hillside homes between Frankton and Queenstown, Render Works produced eleven photorealistic 3D renders and a cinematic video. The renders cover four exteriors, three of them aerial, and seven interiors across the two home types, all composed around the view across Lake Whakatipu to The Remarkables. The set was delivered in August 2026.
What did Render Works deliver for Middleton Road?
Render Works delivered eleven photorealistic 3D renders and a cinematic video showcase for Middleton Road.
| Deliverable | What it covered |
|---|---|
| Aerial renders (3) | Drone-height views placing both terraces on the hillside, with the Frankton marina, Lake Whakatipu, Queenstown and The Remarkables behind. |
| Exterior render (1) | A closer view of a three-level terrace showing the dark cladding, Kwila decks and clear glass balustrades. |
| Interior renders (7) | Lounges, kitchens and bedrooms across the Type A and Type B homes, each framed on its window. |
| Cinematic video | A long-form film of the development, built from the same scenes as the stills. |
The stills come from our 3D architectural render service, and the film from our cinematic walkthrough videos.

What is the Middleton Road development?
Middleton Road is a collection of nine two- and three-bedroom homes on the hillside between Frankton and Queenstown. The homes sit in two terraces, and each one runs over three levels, with open-plan living on the level that opens to a Kwila deck. The palette is light and neutral inside, with clear glass balustrades so nothing gets between the decks and the view.
Queenstown has grown faster than almost anywhere in the country. Queenstown-Lakes District had 47,808 residents in the 2023 Census, up 22.1 percent on 2018 (Stats NZ, 2023 Census). In a market that busy, a new hillside development is competing with a lot of other listings, and the renders have to make the setting obvious at a glance.
Why lead with aerial renders?
The view is what sets Middleton apart, and ground-level images cannot show it properly. From the access road, a buyer sees a slope and some cladding. From the air, they see both terraces stepping down the hill, the marina below and the lake running out to the ranges.
The three aerials each do a different job:
- Over the marina: looks past the homes and the Frankton marina to Lake Whakatipu and The Remarkables.
- Towards Queenstown: puts the homes in the foreground with the lake and the town behind.
- Across the hillside: shows both terraces, the access road and how the site sits among its neighbours.
A fourth exterior comes in closer on one terrace, so buyers can read the materials: dark cladding, timber decks and glass balustrades over three levels.
How were the interiors composed?
Every Middleton interior is composed around its window, because the outlook is part of what each room is for. The Type A lounge looks through sliding doors over the marina. The Type B lounge has a full-height slider that opens straight onto The Remarkables. Even the kitchens and bedrooms are angled so the lake or the mountains fill the glass.
The seven interiors cover both home types: a kitchen and dining space, lounges, a main bedroom and a ground floor bedroom. The furnishing stays in the same light, neutral palette throughout, so the rooms read as calm and the view does the rest.

Frequently asked questions
What did Render Works deliver for Middleton Road?
Render Works delivered eleven photorealistic 3D renders and a cinematic video. The renders include three aerial views, one closer exterior and seven interiors across the two home types. The set was delivered in August 2026.
Where is the Middleton Road development?
Middleton Road is on the hillside between Frankton and Queenstown, above Lake Whakatipu. The nine homes sit in two terraces facing across the lake to The Remarkables.
Why include aerial renders for Middleton Road?
The homes are on a slope, and their main selling point is the outlook. Aerial renders show both terraces in relation to the marina, the lake and the ranges, which ground-level images and site plans cannot show.
What homes do the interior renders show?
The seven interiors cover the Type A and Type B homes: lounges, kitchens and bedrooms. Each room is composed around its window so the lake and mountain view is part of the image.
